SMS Consent & Opt-In Disclosure

1. How Tenants Opt In
SMS opt-in is collected via a single, dedicated checkbox on the maintenance request form located at https://propmgmt.com/portal. The checkbox is unchecked by default, is not pre-selected, and is shown alongside the consent language reproduced below. Submitting the maintenance request form with the box checked, together with a valid mobile number, constitutes the tenant's express written consent to receive SMS messages from LCSM regarding that maintenance request.

Maintenance Request
The SMS consent checkbox is unchecked by default. The tenant must affirmatively check this box for any SMS to be sent. Submitting the form with the box unchecked submits the request with no SMS consent recorded.
Exact consent language displayed on the form
The consent checkbox is displayed inline with the request details on the maintenance form and is visible at all times. The mobile phone field is required so that LCSM staff or vendors can reach the tenant by call or SMS about the request. SMS messages are sent only if the tenant also checks the consent box; checking the box without a valid number does nothing, and providing a number without checking the box means no SMS will be sent.
2. What Messages Tenants Will Receive
Messages are transactional and sent only in connection with an open maintenance request submitted by the tenant. LCSM does not send marketing or promotional SMS. Typical message types include:
- Confirmation that a maintenance request has been received and assigned a reference number.
- Status updates (e.g., vendor scheduled, technician en route, work completed).
- Questions from LCSM staff or vendors needed to diagnose or schedule the work.
- Notification when the request is closed.

3. Message Frequency
Frequency varies by the nature and duration of the maintenance request. Typical volume is 2 to 6 messages per request. Tenants will not receive SMS once a request is closed unless a new request is submitted.
4. Cost
Message and data rates may apply, depending on the tenant's wireless carrier and plan. LCSM does not charge tenants for SMS messages.
5. How to Opt Out (STOP)
A tenant may opt out of SMS at any time by replying STOP to any LCSM message. The opt-out is processed immediately by our messaging provider (Twilio). LCSM will send one final confirmation message acknowledging the opt-out and will not send further SMS to that number unless the tenant re-opts in by submitting a new maintenance request with the SMS consent box checked.
Recognized opt-out keywords: STOP, STOPALL, UNSUBSCRIBE, CANCEL, END, QUIT.

7. Carriers Supported
SMS messages are sent through Twilio over standard U.S. wireless carriers including AT&T, Verizon, T-Mobile, US Cellular and others. Carriers are not liable for delayed or undelivered messages.
8. Privacy
Mobile numbers and SMS consent are collected, stored and used only to communicate with the tenant about the maintenance request that triggered consent. LCSM does not sell, rent or share mobile numbers or SMS opt-in data with third parties for marketing purposes. SMS opt-in data is not shared with affiliates for their own marketing.
