This Privacy Policy describes how Lee Cleveland Select Management LLC ("LCSM," "we," "us," or "our") collects, uses, discloses and protects information when you visit www.propmgmt.com or use our tenant maintenance request portal (the "Service"). It also describes your rights regarding SMS text messaging.

1. Who We Are

2. Information We Collect

From tenants and prospective tenants

• Name, business name, suite or address, email address and (optional) mobile phone number you provide when submitting a maintenance request.
• The contents of your maintenance request and any follow-up messages or photos you submit.
• Communications history (email, SMS, portal updates) related to your maintenance request.

From visitors to the website

• Standard server log information (IP address, browser type, pages visited, timestamps).
• Basic analytics data (page views, referrer, device type) collected via Google Analytics 4 — only if you accept analytics cookies via our consent banner. See Section 5 below.

3. How We Use Information

• To receive, route, track and respond to maintenance requests.
• To send you status updates about your request by email and, if you opt in, by SMS.
• To coordinate work internally among LCSM staff and authorized vendors.
• To improve the Service, troubleshoot issues and maintain security.
• To comply with legal obligations and enforce our Terms of Service.

4. SMS Text Messaging

What messages you may receive

• Confirmation that your maintenance request was received.
• Status updates as work progresses (scheduled, in progress, completed).
• Follow-up questions from LCSM staff related to your request.

Frequency, costs and carrier disclaimer

• Message frequency varies based on the activity of your request. Typical volume is 2 to 6 messages per request.
• Message and data rates may apply. Standard messaging rates from your mobile carrier apply.
• Carriers are not liable for delayed or undelivered messages.

How to opt out and get help

• Reply STOP to any SMS message from us at any time to unsubscribe. You will receive one confirmation message and no further messages.
• Reply HELP for help, or contact us at jsteiger@lee-associates.com or (216) 559-9090.
• Opting out of SMS does not opt you out of email communications about your maintenance request.

Mobile information sharing

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors who provide support for the Service (for example, our SMS delivery provider Twilio) is permitted only as necessary to deliver messages you have consented to receive. All other use, sharing or sale categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

5. Cookies and Analytics

We use a small number of cookies and similar technologies on propmgmt.com:

• Essential cookies — required for the site to function (session, security, consent preference). These are always on.
• Analytics cookies (Google Analytics 4, measurement ID G-8W3J482CWJ) — load only after you click Accept on our consent banner. These cookies (_ga, _ga_*) help us understand which pages are visited and how users move through the site. Data is retained by Google per their privacy policy.

We use Google Consent Mode v2. Until you accept, no analytics cookies are set and no analytics data is sent.

You can change your choice at any time by clicking Cookie Settings in the footer.

We do not use advertising cookies, retargeting pixels or cross-site tracking on this site.

6. How We Share Information

We do not sell your personal information. We share information only in these limited circumstances:

• Service providers who help us run the Service, including our email provider, our SMS provider (Twilio), our hosting provider (Render) and our analytics tools. These providers process information only on our behalf and under written agreements.
• Authorized vendors and contractors performing work on your maintenance request, limited to information necessary to complete the work (such as suite location, contact name and the nature of the request).
• Legal compliance, when required by law, subpoena, court order or to protect rights, property or safety.
• Property owners for whom LCSM manages the property, for purposes of property administration and billing.

7. Data Retention

Maintenance request records, including associated communications, are retained for the duration of the tenant relationship and for at least seven years afterward to support accounting, lease administration and legal obligations. Phone numbers used for SMS are retained only as long as needed to provide the Service or as required by law.

8. Security

We use industry-standard administrative, technical and physical safeguards to protect information, including encryption in transit (HTTPS), access controls, individual staff logins with audit trails and limited internal access on a need-to-know basis. No method of transmission over the internet is 100% secure.

9. Your Rights

Depending on your jurisdiction, you may have the right to access, correct or delete personal information we hold about you, to opt out of certain processing and to lodge a complaint with a regulator. To exercise these rights, contact jsteiger@lee-associates.com.

10. Children

The Service is intended for business and commercial tenants and is not directed to children under 13. We do not knowingly collect information from children.

11. Changes to This Policy

We may update this Privacy Policy from time to time. The "Last updated" date at the top reflects the most recent revision. Material changes will be communicated through the Service or by email.
